Plans for over 500 new homes in the rapidly growing town of Cranbrook have been revealed, aiming to increase the town's population to 20,000.
Baker Estates, a property development company based in Devon, has submitted two separate planning applications. The first is for up to 89 homes, and the second is for up to 450 homes. Both developments are located south of London Road and north of Rewe Lane, within the Grange expansion area, which is designated for mixed-use development under the Cranbrook Plan. As part of this larger development, Baker Estates has included proposals for the 450-home site to feature a community building, a neighbourhood centre, new access points from London Road, public open spaces, and allotments. The second application, for 89 homes, pertains to land between the larger development. According to planning documents, 15% of the 539 homes across both applications would be classified as "affordable."
The plans also include a community hall, play area, and neighbourhood centre on the northwestern edge of the site. The Cranbrook Plan designates the neighbourhood centre for shops, with potential for other commercial uses, learning facilities, a hotel, or community services. Developers emphasise that the design priorities reducing car travel and promoting low-carbon transportation options.
Access to the developments will be provided for vehicles, cyclists, and pedestrians from four locations off London Road, with a proposed link to Gribble Lane for use by buses, pedestrians, cyclists, and emergency vehicles. Both applications are currently under review by East Devon District Council.
